June 2022 began with a median sale price for single-family homes of $495,000 in Sarasota County. This amount shows an increase of 21.6 percent from the $407,000 recorded at this same time last year. The average sale price is $686,846, which is up 15.7 percent from the $593,764 in June 2021. We are seeing a decrease from last month’s $717,010.
There were 910 closed sales in May 2022, which shows a decrease of 7.6 percent from the 985 closed sales in May 2021. We moved into June with 1,038 active listings in Sarasota County. This number shows a rise of 67.4 percent from this time last year.

Manatee County started in June 2022 with a median sale price for single-family homes of $550,000. This amount shows an increase of 37.5 percent from the $400,000 recorded at this same time last year. The average sale price is $715,504, which is up 26.1 percent from the $567,549 recorded last year. This month’s average price is down from last month’s $729,375.
There were 685 closed sales in May 2022, which shows a decrease of 7.3 percent from the 739 closed sales in May 2021. We moved into June with 826 active listings in Manatee County. This number shows an increase of 78.8 percent from this time last year.
