March began with a median sale price for single-family homes of $359,900 in Sarasota County. This amount shows an increase of 18.4 percent from the $304,000 recorded this same time last year. The average sale price is $538,892, which is up 28.1 percent from the $420,802 in March 2021. We are seeing an increase from last month’s $491,760.

There were 831 closed sales in February 2021, which shows an increase of 34.5 percent from the 618 closed sales in February 2020. We moved into March with 759 active listings in Sarasota County. This number shows a drop of 71.5 percent from this time last year.

There’s a 0.9 month supply of available homes in Sarasota County. Last year at this time there was a 3.6 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

📊 A Look at Manatee County Housing Stats

Manatee County started in March with a median sale price for single-family homes of $380,000. This amount shows an increase of 16.9 percent from the $325,000 recorded this same time last year. The average sale price is $553,312, which is up 35.6 percent from the $407,940 recorded last year. This month’s average price is up from last month’s $510,940.

There were 536 closed sales in February 2021, which shows an increase of 12.8 percent from the 475 closed sales in February 2020. We moved into March with 567 active listings in Manatee County. This number shows a drop of 70.7 percent from this time last year.

There’s a 0.9 month supply of available homes in Manatee County. This number is down 73.6 percent from last year’s 3.4 month supply.

🏠 Condo and Townhouse Details

In Sarasota County, the average sale price for condos and townhouses is $558,681. This number shows an increase of 28.9 percent from the $433,473 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $272,932. Compared to the $245,303 recorded in March 2020, we’re seeing an increase of 11.3 percent.

Sarasota County reports 507 new listings, which is a drop of 5.9 percent from last year’s 539 new listings. Manatee County recorded 345 new listings, which is a 3.4 percent decrease from last year’s 357 new listings.
