March 2022 began with a median sale price for single-family homes of $449,900 in Sarasota County. This amount shows an increase of 25 percent from the $359,900 recorded at this same time last year. The average sale price is $632,075, which is up 17.3 percent from the $538,892 in March 2021. We are seeing a decrease from last month’s $680,882.
There were 691 closed sales in February 2022, which shows a decrease of 16.8 percent from the 831 closed sales in February 2021. We moved into March with 492 active listings in Sarasota County. This number shows a drop of 35.2 percent from this time last year.

Manatee County started in March 2022 with a median sale price for single-family homes of $478,000. This amount shows an increase of 25.8 percent from the $380,000 recorded at this same time last year. The average sale price is $693,229, which is up 25.3 percent from the $553,312 recorded last year. This month’s average price is up from last month’s $614,630.
There were 559 closed sales in February 2022, which shows an increase of 4.3 percent from the 536 closed sales in February 2021. We moved into March with 414 active listings in Manatee County. This number shows a drop of 27 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $551,588. This number shows a decrease of 1.3 percent from the $558,681 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $371,367. Compared to the $272,932 recorded in March 2021, we’re seeing an increase of 36.1 percent.
