The average sale price is $632,075, which is up 17.3 percent from the $538,892 in March 2021. We are seeing a decrease from last month’s $680,882.

There were 691 closed sales in February 2022, which shows a decrease of 16.8 percent from the 831 closed sales in February 2021. We moved into March with 492 active listings in Sarasota County. This number shows a drop of 35.2 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Sarasota County. Last year at this time there was a 0.9 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

The average sale price is $693,229, which is up 25.3 percent from the $553,312 recorded last year. This month’s average price is up from last month’s $614,630.

There were 559 closed sales in February 2022, which shows an increase of 4.3 percent from the 536 closed sales in February 2021. We moved into March with 414 active listings in Manatee County. This number shows a drop of 27 percent from this time last year.

Thereโ€™s a 0.6 month supply of available homes in Manatee County. This number is down 33.3 percent from last year’s 0.9 month supply.
