May began with a median sale price for single-family homes of $380,000 in Sarasota County. This amount shows an increase of 21.3 percent from the $313,250 recorded this same time last year. The average sale price is $609,799, which is up 40 percent from the $435,531 in May 2020. We are seeing a slight increase from last month’s $606,126.
There were 1,060 closed sales in April 2021, which shows an increase of 67.7 percent from the 632 closed sales in April 2020. We moved into May with 660 active listings in Sarasota County. This number shows a drop of 73.9 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started in May with a median sale price for single-family homes of $405,000. This amount shows an increase of 19.1 percent from the $340,000 recorded this same time last year. The average sale price is $578,162, which is up 42.2 percent from the $406,699 recorded last year. This month’s average price is up from last month’s $536,981.
There were 847 closed sales in April 2021, which shows an increase of 69.7 percent from the 499 closed sales in April 2020. We moved into May with 444 active listings in Manatee County. This number shows a drop of 76 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $627,776. This number shows an increase of 88.5 percent from the $333,107 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $303,121. Compared to the $236,764 recorded in May 2020, we’re seeing an increase of 28 percent.

New listings in Sarasota County increased by 85.5 percent with 1,020 new properties placed on the market in April 2021. There were 797 new listings to hit the market in Manatee County, which shows an increase of 74.4 percent from this same time last year.
