May 2022 began with a median sale price for single-family homes of $482,803 in Sarasota County. This amount shows an increase of 27.1 percent from the $380,000 recorded at this same time last year. The average sale price is $717,010, which is up 17.6 percent from the $609,799 in May 2021. We are seeing an increase from last month’s $661,402.
There were 792 closed sales in April 2022, which shows a decrease of 25.3 percent from the 1,060 closed sales in April 2021. We moved into May with 834 active listings in Sarasota County. This number shows a rise of 26.6 percent from this time last year.

Manatee County started in May 2022 with a median sale price for single-family homes of $515,000. This amount shows an increase of 27.2 percent from the $405,000 recorded at this same time last year. The average sale price is $729,375, which is up 26.2 percent from the $578,162 recorded last year. This month’s average price is up from last month’s $703,385.
There were 692 closed sales in April 2022, which shows a decrease of 18.3 percent from the 847 closed sales in April 2021. We moved into May with 568 active listings in Manatee County. This number shows an increase of 1.1 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $584,968. This number shows a decrease of 6.8 percent from the $627,776 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $400,371. Compared to the $303,121 recorded in April 2021, we’re seeing an increase of 32.1 percent.
