November began with a median sale price for single-family homes of $410,000 in Sarasota County. This amount shows an increase of 18.8 percent from the $345,000 recorded this same time last year. The average sale price is $593,562, which is up 20.1 percent from the $494,250 in November 2020. We are seeing a increase from last month’s $524,901.
There were 788 closed sales in October 2021, which shows a decrease of 15.2 percent from the 929 closed sales in October 2020. We moved into November with 709 active listings in Sarasota County. This number shows a drop of 52.6 percent from this time last year.

Manatee County started in November with a median sale price for single-family homes of $425,000. This amount shows an increase of 18.1 percent from the $360,000 recorded this same time last year. The average sale price is $565,362, which is up 17.5 percent from the $481,349 recorded last year. This month’s average price is down from last month’s $580,073.
There were 672 closed sales in October 2021, which shows a decrease of 12.3 percent from the 766 closed sales in October 2020. We moved into November with 578 active listings in Manatee County. This number shows a drop of 45.6 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $456,745. This number shows an increase of 16 percent from the $393,771 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $330,662. Compared to the $294,595 recorded in November 2020, we’re seeing an increase of 12.2 percent.
