November 2022 began with a median sale price for single-family homes of $537,500 in Sarasota County. This amount shows an increase of 31.1 percent from the $410,000 recorded at this same time last year. The average sale price is $694,106, which is up 16.9 percent from the $593,562 in November 2021. We are seeing an increase from last month’s $679,035.
There were 520 closed sales in October 2022, which shows a decrease of 34 percent from the 788 closed sales in October 2021. We moved into November with 1,587 active listings in Sarasota County. This number shows a rise of 123.8 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started in November 2022 with a median sale price for single-family homes of $549,444. This amount shows an increase of 29.3 percent from the $425,000 recorded at this same time last year. The average sale price is $711,358, which is up 25.8 percent from the $565,362 recorded last year. This month’s average price is up from last month’s $624,142.
There were 572 closed sales in October 2022, which shows a decrease of 14.9 percent from the 672 closed sales in October 2021. We moved into November with 1,740 active listings in Manatee County. This number shows an increase of 201.6 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $584,051. This number shows an increase of 16.1 percent from the $456,745 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $388,102. Compared to the $330,662 recorded in November 2021, we’re seeing an increase of 17.4 percent.
