October began with a median sale price for single-family homes of $318,500 in Sarasota County. This amount shows an increase of 17.9 percent from the $280,000 recorded this same time last year. The average sale price is $448,619, which is up 17.6 percent from the $381,521 in October 2019. We are seeing a drop from last month’s $490,948.
There were 880 closed sales in September 2020, which shows an increase of 27.7 percent from the 769 closed sales in September 2019. We moved into October with 1,514 active listings in Sarasota County. This number shows a drop of 36.2 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started October with a median sale price for single-family homes of $350,000. This amount shows an increase of 11.1 percent from the $315,000 recorded this same time last year. The average sale price is $478,964, which is up 25.5 percent from the $381,577 recorded last year.
There were 707 closed sales in September 2020, which shows an increase of 31.4 percent from the 538 closed sales in September 2019. We moved into October with 1,084 active listings in Manatee County. This number shows a drop of 40.3 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $398,575. This number shows a significant increase of 41.3 percent from the $282,037 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $300,971. Compared to the $244,587 recorded in October 2019, we’re seeing an increase of 23.1 percent.
