October began with a median sale price for single-family homes of $407,000 in Sarasota County. This amount shows an increase of 27.8 percent from the $318,500 recorded this same time last year. The average sale price is $524,901, which is up 17 percent from the $448,619 in October 2020. We are seeing a decrease from last month’s $555,508.
There were 835 closed sales in September 2021, which shows a decrease of 5.1 percent from the 880 closed sales in September 2020. We moved into October with 771 active listings in Sarasota County. This number shows a drop of 49.1 percent from this time last year.

Manatee County started in October with a median sale price for single-family homes of $430,000. This amount shows an increase of 22.9 percent from the $350,000 recorded this same time last year. The average sale price is $580,073, which is up 21.1 percent from the $478,964 recorded last year. This month’s average price is up slightly from last month’s $579,647.
There were 675 closed sales in September 2021, which shows a decrease of 4.5 percent from the 707 closed sales in September 2020. We moved into October with 579 active listings in Manatee County. This number shows a drop of 52.3 percent from this time last year.
