September began with a median sale price for single-family homes of $330,000 in Sarasota County. This amount shows an increase of 17.9 percent from the $280,000 recorded this same time last year. The average sale price is $490,948, which is up 35 percent from the $363,534 in September 2019. We are seeing an increase from last month’s $444,431.

There were 867 closed sales in August 2020, which shows an increase of 12.7 percent from the 769 closed sales in August 2019. We moved into September with 1,577 active listings in Sarasota County. This number shows a drop of 33.3 percent from this time last year.

Thereโ€™s a 2.2 months supply of available homes in Sarasota County. Last year at this time there was a 3.5 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

Manatee County started September with a median sale price for single-family homes of $360,000. This amount shows an increase of 13.6 percent from the $317,000 recorded this same time last year. The average sale price is $480,903, which is up 17.7 percent from the $408,738 recorded last year.

There were 713 closed sales in August 2020, which shows an increase of 9 percent from the 654 closed sales in August 2019. We moved into September with 1,183 active listings in Manatee County. This number shows a drop of 34.9 percent from this time last year.

Thereโ€™s a 2.1 months supply of available homes in Manatee County. This number is down 36.4 percent from last year’s 3.3 months supply.

In Sarasota County, the average sale price for condos and townhouses is $361,443. This number shows a slight decrease of 0.3 percent from the $362,419 recorded this time last year.

The average sale price for condos and townhouses in Manatee County is $261,548. Compared to the $251,339 recorded in September 2019, weโ€™re seeing an increase of 4.1 percent.

Sarasota County reports 422 new listings, which is an increase of 21.3 percent from last yearโ€™s 348 new listings. Manatee County recorded 334 new listings, which is a 38.6 percent rise from last year’s 241 new listings during September.
