The average sale price is $555,508, which is up 13.2 percent from the $490,948 in September 2020. We are seeing a decrease from last month’s $598,947.

There were 815 closed sales in August 2021, which shows a decrease of 6 percent from the 867 closed sales in August 2020. We moved into September with 761 active listings in Sarasota County. This number shows a drop of 51.7 percent from this time last year.

Thereโ€™s a 0.8 month supply of available homes in Sarasota County. Last year at this time there was a 2.2 month supply. For the market to be considered balanced, there needs to be a supply of 6 months of inventory.

There were 694 closed sales in August 2021, which shows a decrease of 2.7 percent from the 713 closed sales in August 2020. We moved into September with 564 active listings in Manatee County. This number shows a drop of 52.3 percent from this time last year.

Thereโ€™s a 0.8 month supply of available homes in Manatee County. This number is down 61.9 percent from last year’s 2.1 month supply.
