September began with a median sale price for single-family homes of $390,093 in Sarasota County. This amount shows an increase of 18.2 percent from the $330,000 recorded this same time last year. The average sale price is $555,508, which is up 13.2 percent from the $490,948 in September 2020. We are seeing a decrease from last month’s $598,947.
There were 815 closed sales in August 2021, which shows a decrease of 6 percent from the 867 closed sales in August 2020. We moved into September with 761 active listings in Sarasota County. This number shows a drop of 51.7 percent from this time last year.
📊 A Look at Manatee County Housing Stats
Manatee County started in September with a median sale price for single-family homes of $430,000. This amount shows an increase of 19.4 percent from the $360,000 recorded this same time last year. The average sale price is $579,647, which is up 20.5 percent from the $480,903 recorded last year. This month’s average price is up slightly from last month’s $566,595.
There were 694 closed sales in August 2021, which shows a decrease of 2.7 percent from the 713 closed sales in August 2020. We moved into September with 564 active listings in Manatee County. This number shows a drop of 52.3 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $461,046. This number shows an increase of 27.6 percent from the $361,443 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $302,733. Compared to the $261,548 recorded in September 2020, we’re seeing an increase of 15.7 percent.
