September 2022 began with a median sale price for single-family homes of $475,250 in Sarasota County. This amount shows an increase of 21.8 percent from the $390,093 recorded at this same time last year. The average sale price is $675,808, which is up 21.7 percent from the $555,508 in September 2021. We are seeing a decrease from last month’s $717,398.
There were 678 closed sales in August 2022, which shows a decrease of 16.8 percent from the 815 closed sales in August 2021. We moved into September with 1,557 active listings in Sarasota County. This number shows a rise of 107.2 percent from this time last year.

Manatee County started in September 2022 with a median sale price for single-family homes of $525,000. This amount shows an increase of 22.1 percent from the $430,000 recorded at this same time last year. The average sale price is $655,261, which is up 13 percent from the $579,647 recorded last year. This month’s average price is down from last month’s $689,490.
There were 576 closed sales in August 2022, which shows a decrease of 17 percent from the 694 closed sales in August 2021. We moved into September with 1,642 active listings in Manatee County. This number shows an increase of 191.1 percent from this time last year.

In Sarasota County, the average sale price for condos and townhouses is $494,796. This number shows an increase of 7.3 percent from the $461,046 recorded this time last year.
The average sale price for condos and townhouses in Manatee County is $404,094. Compared to the $302,733 recorded in September 2021, weโre seeing an increase of 33.5 percent.
